Hopton Yard – Yoxford

This exceptional group of four newly built homes can be found in a quiet, tucked away location that offers bucolic valley views across the River Yox, just outside the village of Yoxford.

Designed by the award-winning architectural practice HAT Projects and constructed to impressively high standards, they are a fine example of contemporary homes built with a traditional palette of materials that respect and respond to their rural setting.

These four homes (3 x four bed & 1 x three bed) are due for completion in early September 2016.

These homes are constructed by Nest Development, a young residential property company building award-winning individually designed and constructed homes across East Anglia.

By employing the best craftsmen, using quality materials and building eco-efficiently they are developing a strong reputation for constructing great homes that are truly built to last.

The houses are designed by HAT Projects, whose recent accolades include the RIBA East award for Emerging Architect of the Year 2014 & runners-up for European Young Architects of the Year 2013.

Their design approach has created distinctive buildings grounded in a thorough understanding of functionality and lifecycle.

HAT have recently completed a redesign of the reception of the V&A Museum and have been commissioned to redesign the entrance of the Science Museum. Their Jerwood Gallery in Hastings has received much critical acclaim and was awarded an RIBA prize for it’s architectural excellence.

Nest are unusual in the sense that they build properties with a real eye for design. Not design in the vacuous sense, but thoughtful, quality design. The details, finishes and fixtures are all excellent. And more importantly the underlying infrastructure of the house is superb. They don’t cut corners or take shortcuts on the stuff you can’t see. And the most extraordinary thing? They are great to deal with. Honest, straightforward, responsible, direct and 100% professional. We couldn’t recommend them or their properties highly enough.

Yoxford is a charming, historic and well situated village just a few miles inland from Dunwich on the Suffolk Coast. It sits between Southwold and Aldeburgh as you travel up Suffolk’s Heritage Coast.

The village boasts two pubs, a restaurant, a post office, a primary school and several well-regarded antique shops.

The Suffolk Coast is an Area of Outstanding Natural Beauty and thrives as a popular weekend getaway for Londoners and as a standalone holiday destination, as well as a great place to live.

The railway station at Darsham is a three minute drive where trains into Ipswich link up with the Intercity London connection.

The area has an abundance of great pubs, such as The Eel’s Foot Inn at Eastbridge, good restaurants, such as The Darsham Nursuries Café and wonderful local food suppliers, such as Emmett’s Deli and Creasey’s butchers in the next village of Peasenhall.

More extensive facilities are available in the nearby towns of Saxmundham (Waitrose & Tescos) and Framlingham (recently included in The Times’ list of the‘10 Best Places in The UK To Live For Families’).
